The actually-asked questions.

Do I need to be a Section 8 landlord?

No. Keymio works great for any retail landlord (1-50 units) — rent tracking, lease expiries, maintenance, portfolio cashflow, the whole operating layer. The Section 8 features (HAP payment tracking, annual HQS inspection due tracking, voucher density data) are baked in for free. Use them if you have voucher tenants. Ignore them if you don't.

How is this different from other landlord tools?

Two categories already exist: finance-first tools for accountants (bookkeeping focus) and enterprise property management software for big managers (200+ doors, heavy onboarding, per-unit fees). Keymio sits in between — built for the retail landlord (1-50 units) who does it all themselves: scouting deals, signing leases, fixing toilets, tracking the numbers. Section 8 workflows are baked in for free if you need them.

Is there a per-unit fee?

No. Flat monthly pricing. Free / Starter / Pro / Portfolio / Enterprise. Pick the tier that fits your unit count.

What happens to my data if I delete my account?

You can export everything to CSV at any time. If you delete your account, we mark it for deletion and keep it 30 days (so you can change your mind), then permanently remove it from production. Tax/billing records are kept 7 years per US law.

Do you support multi-state portfolios?

Yes — multi-state works on any tier. Add properties from any state to a single account. The Map + FMR overlay (Starter and up) covers every US county nationally, and Section 8 inspection tracking applies wherever you have voucher tenants.

How do you handle late HAP from the PHA?

A daily cron monitors each property's expected HAP receipt date. After a 4-day grace period, the HAP gets flagged as late on your dashboard + the property card. You'll get an email when this fires (Pro tier and up).

Can I import my existing portfolio?

Yes. CSV import on signup, with column-mapping for the common fields (address, beds, baths, rent, mortgage). Onboarding usually takes 10-15 min.

Can I share my account with my team?

Yes, on Enterprise. You generate an invite code and share it with your team. They sign up with the code and join your organization as members — you stay the owner. Roles: owner (full access including billing + invites) and member (read + record actions, no billing or invite control).

What's the QR code on each property for?

Each property gets a unique branded QR on its Maintenance tab. Print it and stick it inside the unit — kitchen cabinet, fridge, by the breaker box. Tenants scan with their phone camera to open the public maintenance request form — no account or app needed. Available from Free tier and up.

How do lease expiry alerts work?

Keymio checks daily and notifies you at 90, 30, and 14 days before expiry — an email plus a banner on your dashboard. The Tenants page also shows an EXPIRING badge under 6 months. Email alerts are Pro tier and up; the visual badges work on every tier.
